    FKP Limited’s ‘green’ community development on Sunshine Coast
    approved
    Leading listed diversified property group, FKP Limited, today announced the
    Maroochy Shire Council had approved it’s application for the development of
    around 1000 residential lots, at its environment and community friendly
    development, Coolum Ridges.
    The exclusive parcel of Coolum land is located beside FKP Limited’s Peregian
    Springs development on the Sunshine Coast.
    FKP Limited’s Director, Mr Des Forrester said he was thrilled that Maroochy
    Shire Council voted unanimously to approve the development.
    Maroochy Shire Councillor, Cr. Zrinka Johnston said the application had been
    “a model for how we should deal with and plan for environmentally sensitive
    areas”.
    Mr Forrester confirmed that Coolum Ridges’ development plans exceeded
    Council’s environmental requirements for open space and preserved the
    natural flora and fauna within the site.
    “Council’s open space policy required us to provide two, one-hectare parks.
    We are providing three, plus a four-hectare community precinct that will have
    two sporting ovals,” Mr Forrester said.
    “The development will not adversely impact on the environment. Even the
    road system will work around the trees,” he said.
    “The development plans encompass leading edge communal facilities and
    services, and village and neighbourhood centres.
    We will also construct a $5 million traffic interchange to improve traffic flow
    between Coolum Ridges and the Sunshine Coast Motorway.”
    Environmentally friendly features of Coolum Ridges include:
    Water sensitive urban design practices
    Energy efficient housing design guidelines
    Over 50 hectares dedicated to conservation and open space
    Sites as large as 2500 square metres; and
    Boardwalks through conservation areas.
    “Subject to any planning appeal, lots could be released before Christmas, with
    construction starting from January 2004,” Mr Forrester said.
    The development approval adds to a string of recent successes for FKP
    Limited, further strengthening its bid to become Australia’s leading diversified
    property group.
    Earlier this week, FKP Limited announced that its FKP Commercial Property
    Trust No. 1 had exceeded forecasts by delivering a 12% higher than expected
    distribution to unitholders.
    Last week, FKP Limited’s Hall Chadwick Centre, in Brisbane won its seventh
    industry award, the Property Council of Australia’s prestigious Rider Hunt
    State Award in recognition of its standards of excellence.
    Last month, the Civil Contractors Federation’s Case Earth Awards declared
    FKP Limited’s The Precinct – Castle Hill, 2003 New South Wales winner for
    environmental excellence.
    On 1 July 2003, FKP Limited was admitted to the ASX 200, an achievement
    flagging the company’s new phase of growth and development.
