There's also another subtle change that happened post COVID that your graph doesn't show.
Once lockdowns were ended a lot of people decided they no longer wished to share accommodation.
A consequence of which there were a lot more single dwelling rentals & that reduced rental availability pushing up rents.
Immigration is a big factor but not the whole story,
There lies, damn lies & statistics.
Your graph is proof of that, everything is not what it seems.
