Not sure about the cheap land for storage , but the lease rates on industrial buildings in North Adelaide are low , most Australians slag off at Adelaide and even more so now given the power crisis there , however to me it is Australia's Pittsburgh , plenty of new industries are taking advantage of the area still at an embryonic stage but growing fast due to -highly skilled heavy industry labor from Automotive industry layoffs, the South Australia University CRC-P projects are working great with Industry , great weather, little traffic problems , low house prices and rent , beaches, Barossa valley/ Murray river tourism , able to service both the SA (Olympic dam) and WA mining industry- have a look at all the German immigrants coming into the area they seem to like it !
The company I work with is mainly in NSW but has owned a smaller satellite facility in Adelaide for 2 years which now is dedicated to R&D
Long term the submarine build and maintenance contracts will be good for the city too .
