    Been in Real estate sales for 35 Years , seen it all in property investment ,

    The incentive to buy a residential property ,

    capital gains concession , negative gearing , capital gain ,

    The Dis incentive ,

    Poor return , bad tenants , loss of rent , maintenance and repairs , residential tenancy act , land tax , tenants have more rights than landlords . try get them out when they plead hardship with no fault to the land lord.

    Take away the incentives ? why would anyone of sane mind invest or keep or buy a residential investment property ,
    ask Paul Keating , he abolished just negative gearing , that caused a rental crisis , investors sold out , no new investment , nothing to rent , rents sky rocketed , Keating did a back flip , Just another of Bill Shortens many hair brain ideas to stuff the country , a disaster is about to happen.
