The Council I work for, has an initial 15 meter boundary set back from any new property boundary to the top of bank of an existing watercourse.
This rule is applied to all developments and can be further restricted depending on the aggressive erosion flows that occur in streams/rivers/creek at "greenfield" stage.
One would think a national highway running adjacent to the exposed southern ocean would have at least one kilometer setback.
Maybe our early day surveyors didn't put too much consideration into long term erosion when these roads were gazetted?
Wave action is not a result of burning coal.
